Hesitant to buy because interest rates have gone up?? These factors may change your mind!
There is less competition to buy right now! While it is still a sellers' market in MA, you will have less competition now due to seasonal demand and higher interest rates. With less competition, bidding wars are occurring less frequently. If you are not paying a premium for a property that difference in purchase price can offset, and possibly exceed, an increase in rates.
Inventory is higher year over year! Inventory of residential property in Middlesex County, MA as of this writing is 20% higher than it was at this time last year. The "months supply of inventory" in Middlesex County is also up 31% year over year.
Rents are still skyrocketing. The average rent for a 1-bedroom apartment in Boston, MA is currently $3,100. This is a 27% increase compared to the previous year. There are regularly bidding wars on many apartments. This was pretty much unheard of in years past. Why rent when you can own??
Historically speaking mortgage interest rates are still low. To put this in perspective rates hovered around 5% as recently as 2018. In 2000 they were over 8% and in 1981 they were a staggering 18.5%! If rates should go lower at some point in the future you can always consider refinancing. If you wait rates can always go higher! By locking in now you have some control over the future. And, don't forget, mortgage interest is generally a write off on your taxes!
