SOLD!!

Congratulations to both my seller and my buyers!! This home has so much potential. All it needs is a little love and some updating. The process, however, was very challenging from beginning to end. This townhome, which was built in 1978 had very little, if any, updating done to it! When I first saw it there was “hoarder level” clutter, water damage due to faulty plumbing, a furnace with a cracked firebox, central air that was totally shot with the compressor a pile of rust outside, etc. In addition, this was an estate sale and the personal representative did not want to spend a dime. She had also pulled all of the late owner’s belongings out into the open and was determined to have an ongoing estate sale throughout the home sale process. To top it off she insisted that we list it about $50,000 over the value that I recommended.

To make a long story short, we agreed to get the water damage and plumbing repaired and get reimbursed at closing. I got her to agree to allow me to move the worst of the clutter out of sight (which made a HUIGE difference). She also agreed to have somebody come in and take a ton of the remaining things.

Once that was done the property was virtually staged which made the pictures pop! Once the personal representative agreed to a more realistic price it went under agreement for a cash offer with a relatively quick close. Now that it was under agreement we needed a “license to sell” from the probate court. This required sign off by all interested parties, etc. I should also point out that this was a distressed sale and, in addition to the probate process and all of the usual issues that typically arise,  a number of debt obligations had to be settled in order to sell.

In the end, this turned out to be an incredibly smooth transaction with both the seller and the buyers thrilled with the outcome!!
