SOLD!! $61,000 Over Asking! A New Concord Greene Record!!

Congratulations to my seller clients! This stunning Concord Greene unit sold for a new record sale price in Concord Greene, Concord, MA. We went on the market and the property initially sold the fist weekend, all cash, for $51,000 over asking which the sellers accepted. The buyer subsequently got cold feet and backed out of the deal at the last minute. Shaking off the disruption, we immediately went back on the market and it, again, sold the first weekend that we went back on for all cash (this time for $61,000 over asking, a quick closing, and a new Concord Greene record)!!

The closing was today. The new buyers are incredibly nice and it was such a smooth tranasction. Truly a pleasure. Our immediate and effective response resulted in it being a huge success rather than a negative situation.

As an aside, another owner in Concord Greene decided to sell his condo himself at the same time. The condo was completely renovated and the same size as my clients'. It was on the market for a few months (in the meantime they were paying the mortgage, taxes, insurance, utlities, and condo fees on this unit and the one they had recently purchased). He eventually got $40,000 LESS than he was asking and $65,000 LESS than we got for my clients property! This is without factoring in the carrying costs of the unit that he bought and the unit that he was trying to sell. But at least he didn't have to pay a commission... (the commission would have been a fraction of what he eventually paid)! Guess that was a mistake....
