What a Difference the Right Realtor Makes!

Some people wonder what difference a realtor makes. With Mike's guidance this home just closed (a two family) before it even hit the MLS! It needs a ton of work and was an "off market" sale. The owner had been trying to sell it since 2007 - 15 years!! He had it listed with FOUR other realtors over the years and has also tried to sell it himself as a FSBO (For Sale By Owner) in between various realtors. All with dismal results. Most recently it was listed in the MLS for $160,000 less than what Mike was able to sell it for!!! Mike was able to get it under agreement and to the closing table in a matter of days. Of huge importance, the terms of the deal accomodate the elderly owner's move to senior housing, the overwhelming task of clearing out the property, as well as the tenant's desire to stay. It was a quick, AS IS, all cash, sale with no contingencies and also accomodated the buyer's desire to do the sale as a "like kind exchange or 1031" in order to defer taxes on another sale.
