Navigating Obstacles - A Day in the Life of a Realtor

Congratulations to my first time homebuyer clients! We were able to get them this Brighton colonial (loaded with architectural details) in this ridiculously competitive market!! They are thrilled and looking to make this property their family home as soon as they do a number of updates.


As if getting a home under agreement in this market isn't enough.. some of the issues that arose which had to be addressed included the fact that the property had knob and tube wiring - a fire hazard and red flag for appraisers and lenders. We had this mitigated as a part of the offer process.


Also of note, the buyers wanted to do some extensive renovations once they closed. They had been talking with electricians, plumbers, and heating contractors that they had located through friends, etc. These contractors had given them ridiclously expensive estimates for overly extensive work. I connected my clients with Mass Save. Mass Save came in, did an energy audit, and is doing the work for a fraction of the cost! Of course when Mass Save saw that there had been knob and tube wiring they needed a certificate saying it had been removed and updated by a licensed electrician - they would not do the work without it. We were able to get that certification completed in a timely fashion and keep renovations on schedule!


Additionally, at the final walkthrough there was a ton of junk left in the house (attic, basement, under the porch, etc.) - including a neighbors car in the garage!! I was able to get agreement from the attorneys that we would do a cash hold back at the closing until the home was cleared out and left in "broom clean" condition as stated in the purchase and sale agreement. This kept the closing on track and on schedule while assuring that the issues would be quickly corrected.


There are so many issues that can come up from the time of offer through to the closing. Any one of these issues could derail a sale or purchase. A good realtor knows how to quickly address them and keep the transaction on track. In addition, contrary to what many may think, a realtor's job is not done once they leave the closing table. A good realtor will always be there for their clients. Going the extra distance in this case resulted in not only a successful purchase but extremely happy clients!!!
